The Problem
Evictions are stressful, time-sensitive,
and easy to get wrong.
Missed deadline
One wrong date on your notice to vacate and you start over from the beginning.
Wrong court
Filing in the wrong JP court means dismissal and refiling. Weeks lost.
Bad service
Improperly served notice is the most common reason evictions fail in Texas.
Whether you manage your own property or work with another management company, Kanam Realty Group can handle the eviction process from notice to resolution. You do not need to be a management client.
How It Works
Four steps. Clear timeline.
No surprises.
Step 01
Notice to Vacate
We draft and serve a proper notice to vacate per Texas Property Code requirements. Timing and language must be exact, especially under the updated SB 38 rules effective January 2024.
Step 02
Eviction Filing
Suit is filed in the correct Justice of the Peace court for your property. We handle all paperwork, filing fees, and scheduling.
Step 03
Court Hearing
We coordinate the hearing process. If the ruling is in your favor, we proceed with the writ of possession to regain access to the property.
Step 04
Writ of Possession
If needed, we file and coordinate the writ of possession with the constable to complete the eviction and secure your property.
